Piotr Lubelski

Real estate, numbers and fair rules.

For more than 15 years I have built sales teams, online channels and client relationships – in Poland and in the UK. Today I work full-time in real estate: with our family company XOOL.PL we buy, renovate and sell apartments, run worker accommodation and short-term rentals in Zagłębie Dąbrowskie, part of the Katowice metropolitan area. I am looking for partners who want to do it wisely and transparently.

What I do

Real estate in practice, not in theory

I operate through XOOL.PL sp. z o.o., a family company registered in the Polish National Court Register (KRS) since 2016. Every project is calculated in a realistic and a pessimistic scenario before we spend the first złoty.

🔑

Apartment flips

We buy apartments that need renovation below market value, renovate them with trusted, long-standing crews and sell them – also together with investors.

🛏️

Worker accommodation

More than 60 beds for companies and staffing agencies in Będzin and Sosnowiec. Steady, predictable income.

🏙️

Short-term rental

A short-stay apartment in Sosnowiec, run by a professional short-term rental operator.

📐

Direct buying

We buy properties directly from owners through skup48h.pl and prepare small development projects.

Why this region

The Katowice metropolis at a fraction of Warsaw prices

2.1 million people

The GZM Metropolis around Katowice is the largest urban area in Poland and the only metropolitan union established by statute.

About 1/3 of Warsaw prices

A resale apartment in Sosnowiec costs roughly a third of the Warsaw price per m², while rents stay solid thanks to students, workers and young families.

From coal to logistics

The last coal mine in Zagłębie closed in 2015. Former mining land now hosts logistics centres, manufacturing plants and business parks.

My principles

What every partnership is built on

Transparency

I show all costs, risks and numbers. I would rather lose a deal than lose trust.

Specifics

We talk about a specific apartment, a specific amount and a specific timeline – and put it in a written agreement.

Analytics

Numbers don’t lie. Decisions are based on data, not emotions.

Questions

Frequently asked questions

Can I lose money?

Yes – every investment carries risk. That is why we calculate each project in a pessimistic scenario as well and set out security and settlement rules in the agreement. I do not promise guaranteed returns, and I believe no honest person does.

Who owns the apartment in a joint flip?

You do. In the 50/50 flip model you buy the apartment in your own name and are entered in the land register for the whole project. We run the renovation and the sale, and the profit is split according to the agreement – with priority for the investor.

Can foreign investors take part?

Yes. Under Polish law foreigners generally do not need a permit to buy a separate apartment (a residential unit). Houses and land may require a permit for buyers from outside the EEA, so we confirm the details with a notary in each case. Agreements are signed before a Polish notary and we can arrange a sworn translator. For investors based abroad, the simpler route is often a loan to the company secured by a mortgage.

How can I verify who I am talking to?

I act through XOOL.PL sp. z o.o. (KRS 0000614750, NIP 634-28-62-831). You can check the company in the Polish court register and on the VAT white list. I am happy to meet in person and show you the apartments we invest in.
